Understanding the problem
What is actually happening — and why the method matters
Concrete stains from several different sources that need different treatment: algae and lichen in shaded, damp areas; rust from irrigation or well water and metal furniture; oil and tire residue that bonds into the surface over time; and organic tannin staining from leaves and mulch. Identifying which one you are looking at, not just blasting everything the same way, is what determines whether a stain actually lifts.
Concrete is one of the few surfaces on a property that can handle real pressure — often 3,000-plus psi — because it is dense at the surface, unlike wood or vinyl. But a hand wand applies that pressure unevenly as the operator moves it, which is what leaves the arc-shaped "zebra stripe" pattern visible on a lot of DIY-cleaned driveways. A rotary surface cleaner uses two or more spinning jets under a flat cover to distribute pressure evenly across the surface in overlapping circular passes, which is what produces a uniform, professional-looking finish instead.
Cleaning alone only removes what is currently visible. A post-treatment application — chemically similar to the soft-wash solution used on siding — kills algae spores that are already living in the pores of the concrete, which is what actually slows how fast the surface greens up again. Skipping that step is the most common reason a driveway cleaning looks great for a few weeks and then regrows visible algae faster than expected.

That comes from a hand wand applying pressure unevenly as it moves. A rotary surface cleaner distributes pressure in even, overlapping passes, which is why professional results look uniform.
Do you clean garage floors and interior concrete?
We focus on exterior concrete — driveways, walkways, patios, and pool decks. Interior concrete can be discussed case by case, but oil and chemical spills indoors sometimes need a different product than our standard exterior process.
How long should I stay off the driveway after cleaning?
A few hours is enough for foot traffic once it is visibly dry. If we apply a post-treatment, give it a full day before heavy vehicle use.
Does concrete cleaning include sealing?
Not by default — cleaning and sealing are separate services. Sealing is available as a follow-on once the concrete is fully clean and dry, and it is what makes the clean look last longest.
