What Determines Pressure Washing Cost in Northern Virginia

A quick search turns up plenty of flat per-square-foot pricing charts for pressure washing. They are a reasonable starting point for a rough sense of scale, but they rarely match what a specific property actually costs, because square footage is only one of several factors that determine price — and often not the biggest one.

Surface type and method matter first. A soft wash on siding, a roof cleaning, and a rotary surface clean on a driveway all use different equipment, different cleaning solutions, and different amounts of time, even at the same square footage. A quote that only accounts for total area without distinguishing what kind of surface that area is will be wrong in one direction or the other.

Condition and growth level matter more than most homeowners expect. A driveway with a light seasonal film and a driveway with years of established algae and rust staining are the same size but not the same job — the second one needs more solution, more dwell time, and sometimes a second pass. The same is true of a roof that has never been cleaned versus one on a regular maintenance schedule. This is the single biggest reason two houses of identical size can get noticeably different quotes.

Access and layout affect labor time in ways square footage does not capture. A two-story home with a narrow side yard and a fence to work around takes longer than a single-story home with open access on all sides, even if the total siding area is similar. Steep roof pitches, tree cover requiring extra protection for landscaping, and multiple separate structures (house plus fence plus shed) all add time independent of total area.

Bundling services is where real savings usually show up.
